Wholesale data center developer EdgeCore Digital Infrastructure has announced the acquisition of 120 acres in the Culpeper Technology Zone (CTZ) in Culpeper, Virginia, for a new data center project. The company plans to develop a 1.4 million-square-foot data center campus, initially supporting 216 MW of critical IT load, with potential expansion to 432 MW. Power delivery is expected in early 2028 via Rappahannock Electric Cooperative, EdgeCore said in a statement on Thursday.

Location and Market Growth
Located 60 miles from Ashburn, Virginia, Culpeper has become a growing data center market, partly due to the CTZ—a 690-acre site designated for data centers, utilities, and STEM educational initiatives, the company said. The new campus aims to cater to the rising demand for large-scale data center facilities driven by AI and cloud applications.
"The demand for land capable of accommodating 300+ MW data center campuses has skyrocketed in the wake of AI and cloud applications," said Michael Shaw, VP of Land Acquisition, EdgeCore Digital Infrastructure. "EdgeCore's new campus is an excellent option for our hyperscale customers due to its proximity to Ashburn and the near-term availability of power."

Sustainability
The campus will employ a closed-loop air-cooled system, achieving a water usage effectiveness (WUE) rating below 0.01 L/kWh, to ensure minimal water consumption. This announcement marks EdgeCore's fifth active market, joining Ashburn, Silicon Valley, Phoenix, and Reno, all designed to accommodate single hyperscale tenants.
